From one central location, we disseminate your listing across the broadest possible global spectrum of search engines, real estate portals, social networks, and blogs.

This would include search engines such as Google, Bing, Yahoo! and Baidu as well as real estate portals including Realtor.ca, The Housing Block, Point 2 Agent, Zoocasa and the MLS.

We also rely on social networks and blogs including Facebook, LinkedIn, Twitter, Instagram, Bebo, Ning.com, Myspace, Orkut, Flickr, RealTown, Activerain, Localism, WordPress, TypePad, SquareSpace, Blogger, Yahoo 360, Renren (China’s Facebook) and WEIBO (China’s Twitter).

We also use many local and national online marketing tools including Kijiji and Craigslist. We take the time every day to do it right and ensure that our advertising reaches every possible potential buyer.

Peter or agents with Condo613 will show the property to prospective tenants and inform you of any interest shown or offers made on the property. Peter will act as a go-between during negotiations before a tenancy agreement is signed. The prospective tenant might offer a lower rent or ask for extra furniture to be provided.

Once you (the landlord) and the prospective tenant have come to an agreement, Peter will provide a tenancy agreement, a legal contract, for both parties to sign. All of this can usually be done through Peter Sagos by phone or email, so there is no need to actually visit the property or meet the tenants (although you might want to).

Extra services

The services listed above are offered by most real estate agents. Many also offer extra services, some of which might be included in a basic fee. Peter offers a tenant cross-check service, which could include taking up references or a credit check on prospective tenants, carried out in-house. Thorough tenant cross-checks are important – the last thing you want to worry about is whether the complete strangers you have rented to will be able to pay next month’s rent. Often, this service is either included in the basic cost fee or paid for by the prospective tenant.

Condo613 also offers an inventory check service. This is a full list of the condition and contents of the property drawn up during an inspection at the beginning and end of the tenancy, in the presence of the tenant. This should help solve any disputes if you find the tenant has ripped your curtains or stained the sofa and is refusing to pay compensation.

Peter will also offer to collect the rent and deposit on behalf of the landlord and arrange to renew a tenancy when the original period expires. The team at Condo613 can also arrange for the property to be cleaned before the tenants move in and at the end of the tenancy.
